Quick notes from our research trip visiting northern Georgia neighborhoods surrounding Lake Lanier:

• Big Canoe Jasper Georgia - Winner of the 2011 Community of the Year from the Greater Atlanta Home Builders Association. This award was based on design, appeal and the real estate developer’s ability to maximize aesthetic values. Big Canoe is the only gated northern Georgia mountain community on our website who does not charge a golf initiation fee or require property owners to join the golf club. Other communities we've scored in the area charge an average of $20,250 as a golf initiation fee. Big Canoe’s monthly HOA fees are slightly higher than the rest at $225 a month. The resort-style amenities deliver a big bang for the buck at Big Canoe. New Twin Creeks 4 bedroom 3.5 bath cottage homes for sale are priced in the low $300k’s. • Chestatee on Lake Lanier Gainesville Georgia - 45 minutes north of Atlanta, 38,000 acre Lake Lanier was voted one of the Best Places for the Good Life for Less by AARP Magazine. Lake Lanier was the site of the 1996 Summer Olympics and attracts millions of boaters to the lake. There are only a few Lake Lanier neighborhoods overlooking the lake. Chestatee on Lake Lanier is one of them with about 300 homes built of the 500 planned. Property owners are not required to join the golf club. Community amenities include a marina and dockage. American Craftsman architecture, tree canopies and wide curbed streets create beautiful curb appeal. Lots begin in the mid $60k’s and cottage homes for sale are priced in the $300k’s. • Lake Burton Club Clayton Georgia - As the winter sets in, over 100 guests attended the 2011 Club End of Season party in November. Primarily a second home gated northern Georgia mountain community, Lake Burton Club has some of the best views of the Blue Ridge Mountains just south of the North Carolina state line. Approximately 40 homes have been built of the 200 planned. The Lake Burton Club Mountain Lodge overlooks 2,775 acre Lake Burton, its 52,000 acre Sports Center and a championship golf course. Residents have lake access. If you are looking for a more exclusive gated Georgia mountain community, Lake Burton Club is worth taking a look. Believe it or not, lots are available in the $100k’s. • The Georgia Club Athens Georgia - Back in September, the Alvarez & Marsal Capital Real Estate Group purchased this gated Georgia golf community assets. Now with financial muscle behind them, The Georgia Club broke ground on a series of nine new spec homes to be completed in the late spring/early summer. The 3 bedroom 2.5 bath detached homes are approximately 2,000 square feet with prices in the mid $200k’s. Award winning builder G & O Classic Homes and Premier Heritage Homes are the commissioned builders and have already built numerous homes in The Georgia Club. We’d be happy to share their floor plans.
