The golf clubhouse and pro shop overlooks the course, a casual place to grab lunch or dinner around a crackling fire at the Lake Ridge Restaurant. Property owners are required to join the Cummings Cove golf club although residents have protested it. Hendersonville's weather is conducive to year round golf.

The new Cummings Cove Sports Complex is home to their fitness center, massage rooms, two water-based Hydro tennis courts, one Decoturf tennis court, a heated swimming pool and hot tub. The Social Center is an attractive restored farmhouse located near the Sports Complex. The Social Center is a popular hang out. The center has a library, card rooms and six acres of outdoor picnic areas. The current developer is attempting to break all previous agreements regarding voluntary membership and shift the burden of maintenance of developer owned lots to the HOA. They are total scoundrels. I would not recommend anyone move here until we get them to back off.

Every new resident has an immediate opportunity to become as social and active as they choose to become, or not. From golfing, and a wide variety of card games, to hiking, tennis, water aerobics, pickleball, book clubs, dominoes, wood-working, pilates, sewing, gardening, ping-pong (the list truly is endless---if you have an interest in something, the Social Committee is only too willing to advertise it for you and in no time you will find friends who share your interest, too) to simply relaxing with scenic vistas of the mountains or while enjoying the companionship of wonderful neighbors and friends, or by dining at the Clubhouse and enjoying a delicious meal prepared by a wonderful staff ("where everybody knows your name"), Cummings Cove is the perfect place to call home. The beauty of the mountain views is only surpassed by the wonderful people who reside here. It is a spectacular community in every respect, and we feel very fortunate to call it home.

Cummings Cove is a special place. My wife and I are currently part-timers - we bought a property and plan to move here when we retire in a few years. People in the community are very friendly. Its hard to take a walk around the community without getting to meet new folks or have a brief chat. The amenities (fitness center, pool, tennis/pickle ball courts) are well maintained. There is a new fenced dog area. The course was lengthened a few years ago and is generally well maintained. The clubhouse has a new restauranteur. There are a number of social clubs (reading, mahjong, bridge, wine, etc.) that meet on a regular basis. In general if there is enough interest, a group will develop. As a gated community it is golf cart "friendly". Most folks use their carts to travel within the community. As indicated in the above piece, the community is not far from the town of Hendersonville. A quaint town (concerts on the weekends in the summer, Apple Festival), with good restaurants, lots of second-hand/antique shops, and normal shopping. The Pisgah Forest and Blue Ridge Parkway are close as is the Flat Rock playhouse. There has been some recent turmoil over imposition of a social membership fee that had been waived for some residents when they bought their property. This is the source of the negative comments that you will see here. We are happy to pay the fee (in general the community fees are very reasonable for what you get) and I don't understand why a compromise can't be worked out.

Beware! Law suite pending. Issues may never be resolved. Less than 1/2 of residents belong to the Golf Club. All 300 residents, however, are under the complete domination of the Developer. There is never a vote on any policy, design guidelines, Community Association fees ever! We just open our mail and find out what's new charges and changes are made. NOT a happy place to live.

My husband and I recently purchased a home here in 2015. There is a strong sense of community and friendliness that I have never seen. We quickly felt at home.It is beautiful and nicely kept.The yard crews are always busily working. In the winter our roads were plowed immediately once it snowed. The HOA dues are low and extremely reasonable. I think they are low compared to where we almost purchased a home. I don't understand all the complaints. I am also not able to make a judgement about the developer.
