Cresswind is one of the finest new retirement communities in Georgia situated on the shores of Lake Sydney Lanier, a 38,000 acre blue green lake. Built by Kolter Homes, the 490 acre neighborhood has one of the largest lakefront clubhouses we've seen in Northern Georgia. The three-story 40,000 square foot clubhouse has an indoor Olympic size swimming pool, heated whirlpool spa and resort-style zero edge outdoor swimming pool. Clubhouse amenities include a state of the art fitness center, aerobics room, locker rooms, learning center and multiple purpose classrooms. The great lawn behind the back of the clubhouse has a social fire pit, event lawn, outdoor movie theater and a scenic pavilion with a cabana bar overlooking the lake. 

Folks searching for the best places to retire Georgia will find covered boat slips adjacent to the clubhouse available for purchase in the $100k range. A day dock is available. The marina bathhouse provides bathroom and shower facilities. Additional amenities include the Tennis Campus with championship seating, bocce ball courts, pickleball court and horseshoe pits. The developer does not produce a quality home. The reason is because there is little or no supervision of subcontractors. The developer is a broker and subcontracts most if not all of the work. Poor workmanship is obvious and when it is brought to the construction representative attention it is allowed to remain. Owner concerns are not resolved and issues remain unresolved. It has been 10 months since we closed and there are still items from the "pre closing" inspection which have not been corrected. There is very little feedback or action to correct deficient workmanship or resolve issues. At the closing the buyer is not allowed to hold retainage until all issues are resolved to the buyers satisfaction. I have never seen a project constructed without a set of construction drawing on site at all times. This is not the case with the construction at Cresswind. Many of the hone owners echo the same frustrations. The residents who live here are friendly and good neighbors.

The residents, for the most part, are friendly, welcoming, and helpful. The biggest problem we, as new home buyers, face is getting our developer to address and correct those multitude of construction defects that are bound to occur when the developer is trying to sell 50+ homes a year. Compounding this is an apparent lack of feedback to the individual sub-contractors which results in the same defect appearing in multiple homes, plus a lack of staff to address these issues in a timely manner. As a result, it is not uncommon to have an initial construction defect uncorrected more than a year after closing. Granted the community is active, friendly, and social to a fault, but the developers inability to correct construction defects in a timely manner is maddening. In addition, his absolute refusal to replace maintenance contractors whose workmanship quality is not always acceptable is not in the best interest in maintaining a quality community.
