On the south end of one of America's Happiest Seaside Towns, lies a private island surrounded by saltwater marsh offering lifestyle amenities focused around golf, tennis and the waterways. The sweet melodies of bird life is about all you'll hear, when you stop to listen on the Sea Islands South Carolina. Established in 1986, this 880 acre Low Country real estate development has a combination of lush vegetation and open common area space canopied by tall pine trees and live oak trees. Callawassie Island prides itself on obtaining certification as a National Wildlife Federation Community Habitat where it's common to spot deer, fox, egrets, herons and an occasional alligator.

Amenities include a 26,000 square foot golf clubhouse, restaurant, fitness center, two resorty-style swimming pools, six Har-Tru tennis courts, four community boat docks, and a River Club. An ideal combination for coastal retirement communities. The 27 hole championship Tom Fazio golf course renovation was completed in 2009. Property owners are required to become members of the golf club. Callawassie Island is golf cart friendly. The 11 miles of exposed marsh land surrounding the island provide excellent places to explore by kayak or go shrimping, crabbing and fishing. At the River Club, a kayak launch hugs the shore is easily accessible for residents. Callawassie Island has four private community boat docks, but no boat ramps. Boat ramps are conveniently located nearby.

Callawassie Island Reviews

4.4 / 5 (11 reviews)
"Callawassie is the best community in the Lowcountry. It is located perfectly between Beaufort and Bluffton so you have the luxury of an island but the ability to get to either city easily. On the island you get a variety of golf, social clubs, and nature/serenity that makes it one of the most balanced and warm communities out there. I could not be happier to Callawassie my home. "

"Moving here was the best thing we ever did. Callawassie offers an amazing community of kind people, breathtaking natural beauty, endless activities, top notch golf and total privacy and security. It is by far the best location in the low country for proximity to hubs like Beaufort, Bluffton, Savannah and Charleston. We feel so lucky to call Callawassie "home"! We are so impressed with the course on Callawassie Island! Stunning variety, challenging yet playable, and immaculately maintained. "

"This community is visually pleasing in all aspects. The space between homes gives the island a park like feel. The golf course IMO is top notch and always in great shape. The Big East Conference holds their annual tournament here. You couldn't ask for a more secure community. It is a true island accessed by a gated causeway."

"This community has an issue with mandatory membership. Membership is mandatory with any property purchase. You can never resign it and even your heirs assume the obligation to pay for the golf course, debt, assessments even if you never use it."
