With no smoke stacks, draw bridges or strip clubs, is Naples the ‘Holy Land’ in Florida? Construction is booming in Naples. The demand validated by complaining real estate brokers concerned about depleted inventory. After studying Naples communities deeper, we were surprised to see how expensive living close the beach has become. Naples home prices have been on an uphill trend since the end of 2011 and are averaging $548k according to Zillow. If you want to live less than 15 minutes from Naples Beach, add another $500k. But have no fear. Here’s a list of best master planned communities we’ve approved starting in the $200k’s:

LELY RESORT GOLF & COUNTRY CLUB - golf community

We’ve been monitoring Lely Resort for a number of years and continue to be impressed with Stock Development. This Naples FL real estate development has the largest variety of home style options and price points, all in one neighborhood. In 2012, they’re reporting a 50% increase in sales between all the Stock Development communities confirming the market has clearly shifted. Lely Resort Golf & Country Club is the largest of their Naples neighborhoods and fits within most budgets. Home prices start in the low $200k’s.

Two of their golf courses are public and one is private. The Players Club is unquestionably the community’s social hang out, a 20,000 square foot wellness amenity with perhaps the best resort-style swimming pool, cascading waterfalls and fitness amenities in the Naples area. Lely’s tennis club expansion was underway adding 8 more tennis courts to this Florida golf community. Located on the south side of town, Lely’s location is great too. WINDSTAR ON NAPLES BAY - boating community

What a great gated Naples FL marina community! This hidden gem borders Naples Bay and has perhaps the safest harbor leading out to the Gulf of Mexico. Two miles of shoreline border Windstar on Naples Bay. Its deepwater marina accommodates 72 boats up to 70 feet. Windstar’s 33,000 square foot clubhouse is elegant and is the perfect place to catch happy hour or soak in spectacular sunsets on Naples Bay. Keewaydin Shuttle departs from the main clubhouse twice a day bringing property owners over to Keewaydin Island Beach.

More amenities include a resort-style pool, hot tub and fitness center. Home style choices include single family homes and low maintenance condominiums. MIROMAR LAKES - lake community

If you’re like us, this award winning gated Florida lake community will catch you by surprise. Their advertisement states Miromar Lakes is a “beach community”. Until we toured the development, we wondered why because it’s located 17 miles east of the beach. Living up to its claim, Miromar Lakes is impressively designed by lady developer Margaret Antonier. Its white sandy beaches border two large aquamarine lakes, formerly a deep rock quarry. The community’s South Beach-style 39,000 square foot clubhouse is one of the finest we’ve seen.

Real estate developer Antonier designed Miromar Lakes with one of her favorite places in mind, the French Rivera. Beautiful architecture, accent bridges and relaxing lounge areas on the shoreline draped in white. Miromar Lakes has a second clubhouse overlooking its Arthur Hills-designed golf course. More amenities include a full service spa, infinity pool, water sports on the lake and tennis amenities. Miromar Lakes has won more than 100 awards since the community’s inception in 2001. Home styles available include lakefront homes, cottages and large condominiums. Starting prices begin in the $600k’s. Close to brand name shopping, a Germain Arena and Ft Meyers Beach, Miromar Lakes is in a great North Naples location. Ask us for an information package.

GREY OAKS COUNTRY CLUB - golf community

Local’s refer to this gated Naples FL golf community as ‘Naples most prestigious address’. This high-end neighborhood reflects Florida casual elegance. Grey Oaks Country Club home prices average $1.5 Million. Approximately 700 of the 900 homes planned have been built. As of June 2014, property owners will be required to join the club. Today, initiation fees are $150k for full golf privileges with club dues of $13,300 per year. Grey Oaks is home to three championship golf courses, two golf clubhouses, 8 tennis courts and two fitness centers. Its location is special, explaining the expensive home price tags. Grey Oaks Country Club's main gated entrance is just 10 minutes from Fifth Avenue South in downtown. This Naples hot spot is where you’ll find award winning restaurants, live entertainment and unique boutiques lining Old Naples cafe lined streets. MEDITERRA - golf community

Owning a home at Mediterra is another statement of success. Architectural styles here reflect Mediterranean and Old World Italian designs. Average home prices at Mediterra are around $1.3 million. This Naples real estate development has two clubhouses, one overlooking the golf course and the other on Naples beach. An $8.9 million renovation is planned to begin shortly on The Piazza Mediterra, the community’s 25,000 square foot golf clubhouse. Property owners are required to join the club, at least as a social member.

Additional amenities include a tennis center, fitness center and spa. Mediterra has a beautifully designed walking trail system leading to award winning parks within the neighborhood. Approximately 770 homes have been built to date of the 950 planned at this gated Florida golf community. Mediterra is located in North Naples, about 15 minutes from Naples newest shopping and dining hot spot, Mercato.

PELICAN BAY - beach and tennis community

If you look on a map of the Naples beaches, you’ll find a large section of unspoiled beach, between Vanderbilt Beach Road and the Waldorf-Astoria. This oceanfront 530 acre protected wildlife habitat is part of the Pelican Bay community. Pastel pink high-rise condominiums, low maintenance villas and luxury homes in Bay Colony are home styles on the east side of the nature preserve. Home prices average $1 Million. Elevated boardwalks were built a decade ago providing club members access to the community’s two beach clubs and restaurants. Catch a tram, walk or bicycle the dedicated paths.

Pelican Bay’s tennis center is impressive, home to 18 tennis courts. A fitness center, community center and golf course are more amenities. Pelican Bay is the largest master planned community on Naples Beach. Residents living on the south side of the neighborhood, can walk to Waterside Shops and the famous Philharmonic Center for the Arts.
