"It is suck place to live. We live in CCE and it doesn't have tennis court, it doesn't have dog park, it has tiny little playground so we have to go to greenbrook adventure park and of course we can't use their restroom because we are not greenbrook president (but greenbrook still lakewood ranch, just different subdivision). Also the dog park at lakewood ranch, we have to pay fee $100 (instead of $50), we pay same amount like people live outside FL pay because we are not lakewood ranch phrase 1. 3 week ago we submit the landscape replace because they collect $2000 a year to do landscape but doesn't do good job so all backyard trees are death and my backyard open to public view since everything is open and a backside is a road. So we submit extra landscape and they declined it. They told we have to replace exactly the same plant which were death, the problem is that plant even if still alive, it is only 2' height and doesn't offer privacy cover. It was mistake by 1st landscape company plant it because they told it is good cover then it was mistake by their landscape doesn't do good job because it is death but still collect the money. And now it is our issue that we can't replace it with something better to give us privacy and we have to live with it???? STAY AWAY FROM THEM. Don't forget CDD almost $3000 a year. And also look at the tax u pay per year, it add addition $2,000 - $3,000 extra tax too. From 8,000 tax for a house 500,000 appraised, we have to pay over 11,000 tax. RUN AWAY WHILE U CAN"

"Greenbrook community is the absolute worst community. Unless you love being watched for every move you make, look elsewhere. The simplest of things will get you fined very quickly. The management of the area could not care for your needs or anything you are being dealt with either."
