One of the finest views you will find of The Smokies is visible from Rarity Bay. On the list of community attributes: championship golf, tennis, equestrian, swimming pool, fine dining and even Fido has his own doggie park at one of the prettiest Tennessee golf communities. Located in the foothills of Eastern Tennessee, the 960 acre lakefront neighborhood is surrounded by 10 miles of shoreline on 16,000 acre Tellico Lake. Buyers searching waterfront retirement communities will find many of the homes at Rarity Bay have private boat docks on the lake. Tellico Lake is one of the least polluted federally protected Tennessee lakes in the United States and the lake level only fluctuates about six feet in depth during the winter months which is great for homes with boat docks.

RARITY BAY AMENITIES

  • 24 Hour Manned Gated Entrance
  • 18 Hole Championship Golf Course designed by D.J.VeVictor and Peter Langham
  • Golf Clubhouse with Dining
  • Outdoor Swimming Pool & Tennis Courts
  • White Stables Equestrian Center
  • Walking Trails
  • Dog Park

Tellico Lake was named 'Best Eastern Tennessee Lake' by Boating Life Magazine. Winters are mild and summers cooled by the breezes rolling off The Smokies. 75% of the land around the lake is undeveloped and protected preserving its natural beauty. Reasonably close to Knoxville are big city modern conveniences and collegiate sports. Important to Baby Boomers relocating to Tennessee, it's easy to find headline entertainment, lifelong learning courses, brand name shopping and award winning medical care in Knoxville.

More than 50 social clubs are active at Rarity Bay providing residents plenty of opportunities to meet new friends and socialize; social clubs such as Dinner for Eight and the Rarity Bay Women's Club. Despite Rarity Communities' hard times of the past, a bond has been cemented among the members at one of the friendliest waterfront retirement communities in Tennessee and it's impressive.

The 18 hole golf course at Rarity Bay was designed by D.J. VeVictor and Peter Langham and has gentle rolling hills, stellar mountain views and interesting elevation fluctations on the course. Golf, tennis, fitness, a swimming pool and miles of hiking trails are inside the gates of Rarity Bay providing activities for residents to stay fit and enjoy life. Rarity Bay is also has an equestrian center providing boarding, horse pastures and trail rides to club members. Horse camps, barrel races and horse shows take place throughout the year.

There is hardly a need to leave Rarity Bay, whether you choose to live at Tennessee golf communities year round or as a second home. When the sun begins to set, make your way over to the Rarity Bay Clubhouse for a delicious dining experience. We had the pleasure of dining at the club and enjoying their smoked Prime Rib which was excellent. Prices at the Rarity Bay golf club are reasonable for lunch and dinner.

Located on one of the most beautiful Tennessee lakes facing The Smokies, to us, Rarity Bay is more relaxing than living in Knoxville. 1,600 homes are planned with approximately 450 homes built to date. Lots for sale are available in the $30k's, Rarity Bay condos for sale can be found in the mid $100k's, villas in the mid $300k's and single family homes for sale at Rarity Bay start in the mid $500k's. Rarity Bay approved builders include Greystone Construction, Heartwood Homes and Providence Builders.  All of these custom home builders are ready to make relocating to Tennessee as seemless as possible.

Our real estate score for Rarity Bay on Tellico Lake in Tennessee is 76.

When you travel to see waterfront retirement communities and Tennessee golf communities, let us know if you'd like to receive free Tellico Lake relocation information. We're happy to share our secrets with you, to make your search more enjoyable.

I lived alone before I purchased a home in Rarity Bay. I still live alone, but am no longer lonely. I have been included in so many activities. I am now again using my brain and social skills. I have some kind of activity to look forward each day if I choose. I am so happy here.

This is the most beautiful community in more ways than one! It sits on the banks of gorgeous Tellico Lake while nestled at the foot of the Great Smoky Mountains. To say the mountain views are breathtaking in an understatement. The natural beauty of this community is truly secondary to the warm and friendly residents that call Rarity Bay home. This is a community you look forward to coming home to even if you're only away for a few minutes!

I have lived in the community for almost 18 years. It is Rural enough to be away from it all, yet close enough to go to the Mall or theater when desired. Moved from Indianapolis In in 1998 and have never looked back.

We are new property owners at Rarity Bay and love the central location on the east coast. The golf course is challenging or forgiving depending upon the tees. The lake is amazing! The views are incredible from the course or the lake. It is minutes away from Knoxville and the Smokey Mtns for endless adventure.

The 'values' of the residents who live here match mine. Additionally, I believe that East Tennessee is the perfect location for weather, low taxes (no income tax) and low property taxes, and of course the beauty of the area: water, mountains, wild flowers, scenic! Rarity Bay has it all!

The people in Rarity Bay are the best!! Our residents represent all areas of the United States. Everyone feels included in our many social activities. We have numerous clubs and sport opportunities. We have residents who come from all regions of the country. Our women's club is the best! From personal experience I know that when a resident needs help or support there is an unbelievable response from the community. After living here for several years I know I could never find another community as caring as Rarity Bay! We are now managed by our own member elected board instead of by the developer.

When first visiting the area 13 years ago, we fell in love with Rarity Bay even after visiting several other developments in the area. There was no comparison to the quality of homes, views of lake and mountains and friendliness of the residents of rarity Bay. We bought our lot in 2000, built upon retirement in 2005 and have been extremely happy that we live here. The golf course is very enjoyable to our members as well as visitors who have been very complimentary on its beauty and condition. Golf fees are very competitive in this area. Tennis, pickle ball, swimming, boating and equestrian activities are very popular as are events at our Activities Center. The best, however, is the welcoming of neighbors to their homes for dinners, cards, and other games. Our "Yacht Club"/boating club is very active with several events per month.

Developer Credibility

Real estate developer Michael Ross has been a celebrity in the press, however, not the kind he would want to be, I'm sure. Rarity Communities had nine golf and lake real estate developments planned in Eastern Tennessee. With financing frozen and sales almost non-existent in 2008 and 2009, Rarity Communities were plagued by bad timing, sales to investors/flippers and unrealistic optimism.

All nine Rarity Communities have either gone bankrupt or have pending foreclosures filed against them. Rarity Bay and Rarity Pointe are still operational. To ease your mind, please consult with an attorney before purchasing at Rarity Bay. Despite these issues, sales have not stopped at this beautiful Eastern Tennessee golf community.

UPDATE: In May 2015, Rarity Bay amenities including the golf course were acquired by a business partnership called Salem Pointe Capital. The sale was worth a total of $5.75 million. The purchase includes 172 lots, 11 condos, the golf course and clubhouse and 27 acres of undeveloped property.
