One of the finest views you will find of The Smokies is visible from Rarity Bay on Tellico Lake. Add to the list of community attributes: championship golf, tennis, equestrian, swimming pool, fine dining and even Fido has his own doggie park at this gated community. Located in the foothills of Eastern Tennessee, the 960 acre lakefront neighborhood is surrounded by 10 miles of shoreline on 16,000 acre Tellico Lake. Buyer's searching waterfront retirement communities will find many of the homes at Rarity Bay have private boat docks on the lake. Tellico Lake is the least polluted federally protected Eastern Tennessee lake in the United States and the lake level only fluctuates about six feet in depth during the winter months.

RARITY BAY AMENITIES

  • 24 Hour Manned Gated Entrance
  • 18 Hole Championship Golf Course designed by D.J.VeVictor and Peter Langham
  • Golf Clubhouse with Dining
  • Outdoor Swimming Pool & Tennis Courts
  • White Stables Equestrian Center
  • Walking Trails
  • Dog Park

Tellico Lake was named Best Eastern Tennessee Lake by Boating Life Magazine. Winters are mild and summers cooled by the breezes rolling off The Smokies. 75% of the land around Tellico Lake is undeveloped and protected preserving its natural beauty. Reasonably close to living in Knoxville, big city modern conveniences are not far from Rarity Bay. Most important to Baby Boomers, headline entertainment, lifelong learning opportunities, brand name shopping and award winning medical care are all in nearby Knoxville Tennessee.

More than 50 social clubs are active at Rarity Bay providing residents plenty of opportunities to meet new friends and socialize; social clubs such as Dinner for Eight and the Rarity Bay Women's Club. Despite Rarity Communities' hard times, there is a bond among the members at one of the friendliest waterfront retirement communities, sticking together as one through the economic recession.

The 18 hole golf course at Rarity Bay was designed by D.J. VeVictor and Peter Langham and has gentle rolling hills, stellar mountain views and interesting elevation fluctations on the course. Golf, tennis, fitness, a swimming pool and miles of hiking trails are inside the gates of Rarity Bay providing activities for residents to stay fit and enjoy life. Rarity Bay is also has an equestrian center providing boarding, horse pastures and trail rides to club members. Horse camps, barrel races and horse shows take place throughout the year.

There is hardly a need to leave Rarity Bay, whether you choose to live at gated community year round or as a second home. When the sun begins to set, make your way over to the Rarity Bay Clubhouse for a delicious dining experience. We had the pleasure of dining at the club and tasting their smoked Prime Rib which was excellent. Prices at the Rarity Bay golf club are reasonable for lunch and dinner.

Located on one of the most beautiful Eastern Tennessee lakes facing The Smokies, Rarity Bay is far better than living in Knoxville. 1,600 homes are planned with approximately 450 homes built to date. Lots for sale are available in the $30k's, Rarity Bay condos for sale can be found in the mid $100k's, villas in the mid $300k's and single family homes for sale at Rarity Bay start in the mid $500k's. Rarity Bay approved builders include Greystone Construction, Heartwood Homes and Providence Builders.

Our real estate score for Rarity Bay on Tellico Lake in Tennessee is 74.

We chose Rarity Bay on Tellico Lake as our home because it is an incredible place to live, offering breath-taking water and mountain views on a large, pristine lake offering wonderful four seasons and endless boating excitement as well as access to the Gulf. The golf course is challenging, yet offers an enjoyable experience every time you play a round, year round. The Equestrian Center and surrounding riding trails and pastures offer a pleasing addition to the community. Plus Rarity Bay possesses all the other reasons to retire in East Tennessee: no income tax, low cost of daily living, low property taxes, great medical care and facilities, centrally located in the US with easy access. However, the primary reason for Rarity Bay being the happiest community to live is grounded in our community residents. These are the most caring, nurturing, friendly people you could ever want as your neighbors. Their origins are as geographically dispersed as are their professions and backgrounds. The long list of activities, clubs, associations, etc. are amazing and one can easily establish deep friendships while enjoying a vast assortment of hobbies, etc. This is a community that truly cares about the welfare of each and every one of our residents and their extended families. We feel truly blessed to live in a community where our "neighbors" aren't just the ones next door or across the street. We could not have picked a better place to retire for all the reasons you may list. We really mean it when we say, "Waking up each morning in Rarity Bay on Tellico Lake is just another day in paradise."

Despite serious developer issues, the people of Rarity Bay continue to attract new residents through our welcoming process and our well established social and sports organizations. We have over 30 new homes under construction at the present time; a rate we have sustained since early 2013 following the removal of the developer and takeover of community management by the residents.

Having lived here for almost 14 years, I have a good perspective of the community and those people who have made ours one of the most friendly and caring communities. I have never seen before the outpouring of physical presence and emotional support when circumstances warrant. Rarity Bay and its residences are truly special.

Having owned in the community since 2008 we can say without a doubt it is the best place we have lived. We came here initially for the lake, closeness to the mountains and no state income tax. After being here awhile the real beauty of living here is the people. Rarity bay residents really look out for one another and care about the community and the surrounding area. Living/retiring here was the best move we have made. It really is "Living the dream".

I am not yet a full time resident who can participate in the myriad activities available here, so I cannot comment on some issues. What is apparent is the beauty and diversity of this well planned development. The grandeur of the Smoky Mountains are omnipresent whether you are entering or leaving the community. There are many times of many days when the only sounds piercing the quiet comes from the ping of a golf swing or birds chattering in the trees. The community is well run and the residents are friendly, helpful and engaging. As I enter the community, the attendants at the gatehouse often greet me with a "welcome home". As I drive toward my house and look around, I feel that I am home. There is a WOW factor here that has to be experienced. If you come here and don't find happiness, I am afraid you cannot be happy.

Developer Credibility

Real estate developer Michael Ross has been a celebrity in the press, however, not the kind he would want to be, I'm sure. Rarity Communities had nine golf and lake real estate developments planned in Eastern Tennessee. With financing frozen and sales almost non-existent in 2008 and 2009, Rarity Communities were plagued by bad timing, sales to investors/flippers and unrealistic optimism.

All nine Rarity Communities have either gone bankrupt or have pending foreclosures filed against them. Rarity Bay and Rarity Pointe are still operational. To ease your mind, please consult with an attorney before purchasing at Rarity Bay. Despite these issues, sales have not stopped at this beautiful Eastern Tennessee golf community.
