Notes from our April 2012 research trip...

FAIRFIELD GLADE - CROSSVILLE TENNESSEE

We were greeted in Crossville by the long awaited road expansion of Peavine Road. When this four lane road is completed in 2018, the expansion will provide even quicker access to Fairfield Glade, one of the most popular Tennessee golf communities. This massive 12,000 acre retirement community in Tennessee is focused around golf and wellness amenities. Approximately 100 social clubs are actively engaged in fun activities at Fairfield Glade. Art clubs, pickleball, golf leagues and ballroom dancing groups, to name a few. I’m happy to share the full list with you upon request.

In March 2012, Golfweek Magazine named Fairfield Glade’s Stonehenge golf course one of the top five golf courses in Tennessee, another feather in the community’s hat since its inception a few decades ago. Our contact at Fairfield Glade also shared with us the excitement of a new 30,000 square foot Cumberland Medical Center scheduled to break ground any day at Fairfield Glade, adjacent to the community’s wellness center. Buyer’s searching for Cookeville real estate, away from traffic, congestion and the city noise of Knoxville or Nashville, may Fairfield Glade one of the friendliest neighborhood choices in Eastern Tennessee. Just try to move in and not receive a warm apple pie from your neighbors.

Home prices are also very affordable, ranging in the mid $100k’s to new cottage homes priced in the $300k’s. Ask us about Fairfield Glade’s Stay & Play Package, so you can try out the lifestyle at one of the area's friendliest Tennessee golf communities. At this time, Fairfield Glade is offering a special incentive to buyers purchasing lot home packages at Fairfield.

LONG BRANCH LAKES - SPENCER TENNESSEE

Each time we visit equestrian retirement communities, we're torn between which of the community amenities we like best. At Long Branch Lakes, we like the two Bill Dance Signature lakes and the comprehensive Equestrian Center adjacent to Bledsoe Creek State Park. This year, Long Branch Lakes announced an alliance with Tennessee’s well known Horse Whisper - Mike Branch. Mike’s specialty is with wild mustangs although equestrian folks travel for miles to ask Mike for advice about all types of horses. Once a month, Mike Branch is scheduled to host instructional horse clinics at Long Branch Lakes Equestrian Center. The upcoming dates for Mike’s events are May 18-20, June 29-30, July 6-8 and August 3-5, 2012.

Long Branch Lakes recently added an additional 683 acres to their conservation easements, protecting more green space. Eight homes were currently under construction and seven more recently approved after architectural review. At Long Branch Lakes, you have the flexibility to choose your own builder and obtain developer financing on your lot purchase. If you're searching for equestrian retirement communities, don’t miss seeing Long Branch Lakes in Spencer.

NEWS ALERT - UPDATE ABOUT LONG BRANCH LAKES

SPENCER, Tenn., May 3, 2016 /per PRNewswire/ -- Long Branch Lakes, a rural master planned community near Falls Creek Falls State Park in Tennessee's Cumberland Plateau Region, will finally have the chance to become the premier community envisioned when it was first created in the mid-2000s. River City Bank of Rome, Georgia, is preparing to auction the remaining land and the seller's interest in the common areas, with John Dixon & Associates marketing the property and managing the event.

The absolute auction will include 1,386 acres, including 250 home sites ranging from one to 12 acres, as well as six land tracts ranging from 10 to 50 acres. All of the land will sell as an entirety. In an absolute auction, the property sells to the highest bidder with no minimum or reserve.

"Like countless other communities, Long Branch Lakes got caught in the credit crisis, and now someone will have a chance to acquire all the remaining land and seller's interest in the common areas for a fraction of its pre-crash value. With today's greatly improved market conditions, that will be a great opportunity for the right developer or investor," said John Dixon, president of the auction company.

"This entire development is built around the lakes, which were a Bill Dance Signature Lakes project, headed by bass fishing's first superstar. The common areas include four tennis courts, as well as pavilions and soccer fields. The buyer of this land will have everything a developer needs to turn this into a very profitable venture," said Dixon.

The auction will begin at 11 a.m. Wednesday, June 1, at the large pavilion in the common area. Individuals seeking additional information may call 800-479-1763. John Dixon & Associates, based in Atlanta with offices in Florida, North Carolina and South Carolina, is one of the nation's largest auctioneers of real estate.
