Hampton Lake - Best Lake Community of the Year

When it comes to land and freshwater stewardship, nobody does it better in the Lowcountry than accomplished real estate developer John Reed, and his company at Hampton Lake. To us, they have carved the way to excellence in creating a man-made, freshwater lake community in one of the best places to live in South Carolina. The lake itself is not huge, but feels it. The 165 acre sparking clean lake has 15 miles of shoreline and weaves in and around the neighborhoods, like a ’Venice of the Lowcountry’. 

The lake was created as a fish habitat to promote a sustainable population of aquatic life, constructed with the help of world-class lake design consultants Don Keller and Barry Smith of American Sportfish. The serious angler can expect to catch Tiger Bass, a hybrid Striped Bass, Copper-Nose Blue Gill, and Shellcracker. Fishermen can admit there is nothing like having one of the best freshwater fishing spots in your own neighborhood. And at Hampton Lake, this is exactly what homeowners have. If the need be, Carolina Skiffs or Sun Tracker boats are always on standby at Doc’s Boathouse located next to the amenity campus. Annual fishing tournaments at Hampton Lake include Tiger Bass Series, Captain’s Cup and Fishing with Military Heroes.

In addition to the lake, the Bluffton SC real estate development has set aside 340 acres of permanently protected forest for more enjoyment, offering rare wildlife habitat and open space recreation, accessed by trails and boardwalks. Hampton Lake also built one of the neatest outdoor amenities we’ve seen, called the Outpost Campsite. It is a specially outfitted island in the middle of Lake Hampton with open fire rings, covered campsites for 4 to 8 person tents, a picnic pavilion, bathhouses and fishing stands. What a place to gaze at the stars and tell fish tales!

Nostalgic-looking electric powered boats docked behind the homes add incredible curb appeal to the 900+ acre master planned community. Development began in 2005. By 2007, Hampton Lake had received its first BALA award, ‘Best Community Facility, 151 Units and Above’, by the National Association of Home Builders. The BALA Awards are considered the “Oscars” of the homebuilding industry. The community facility is the Lakeside Amenity Village Campus. It is impressive and as creative as one would expect to find at a Disney resort. The Adventure Lagoon has a family resort-style swimming pool with a lazy river overlooking the lake and white sandy beach. Nothing about it is boring. It swerves and curves under and around a bridge and palm trees. For adults, the Cool Pool is an ‘adults only’ swimming pool with private cabanas not far from the tiki bar. The Shrimp Puddle is the children's water play area featuring bubblers and squirting pelicans. Backwater Bill’s Grill & the Tower Bar serve up the tastiest meals and fun umbrella drinks. One property owner describes Hampton Lake’s amenities as “on par with Caribbean resorts”. 

More amenities include three tennis courts, a fitness center and spa, walking trails, and dog park. All these amenities were built at the very beginning of development for the property owners maximum enjoyment, which was probably a contributing factor when they won another BALA award in 2008 for Best Community in America. 10 years later, approximately 400 homes of all different styles have been built in one of the best places to live in South Carolina.

There are a lot of happy people living the good life at Hampton Lake. The event calendar is quite full, including their monthly Sunset Boat Cruises, Lecture Series and Meet Your Neighbors socials. There are over two dozen social clubs sharing all types of interests. Another property owner states “I've never met such an abundance of wonderful residents, intelligent, warm, kind, generous”. 

What we’ve observed after visiting Hampton Lake over the years is that it’s an ‘all inclusive’ neighborhood, meaning one would rarely need to leave the gates on a daily basis. If you did, a quick sneak out the back gate and you’re in the heart of Old Town Bluffton, a treasure trove of delicious restaurants, art galleries and interesting places to explore. Out of the front gate and a bee-bop over to Highway 278 will take you to the beautiful Hilton Head Island beaches, in about 20 minutes. 

135 new homesites have just been released at the Bluffton SC real estate development providing more opportunities to build dream homes at Hampton Lake. After reading over 160 raving reviews from property owners, we knew we made the right choice in selecting Hampton Lake as this year’s Bliss Award winner.
