Hammock Dunes in Palm Coast is a crown jewel overlooking the Atlantic Ocean. Nicknamed the 'Quieter Side of Florida', Palm Coast is considered one of the best small beach towns in northern Florida. Folks searching for the best retirement communities in Fl choose this area because of the small town feel and unspoiled beaches.

Hammock Dunes exudes elegance from the moment you pass through the gates. The Mediterranean architecture, swaying palm trees, and the Atlantic Ocean create eye-pleasing silhouettes throughout. The club, who owns and controls the golf course, clubhouse and main amenities, is a private equity club with two championship Palm Coast golf courses; the newly renovated oceanfront Tom Fazio Links Course and the Rees Jones Creek Course. The main 34,000 square foot oceanfront clubhouse provides elegant oceanfront dining, boutique fitness center, a heated swimming pool, and wide open veranda's where we always see people socializing. In 2017, a clubhouse renovation is planned. The three championship croquet lawns, five Har-Tru tennis courts, two new pickleball courts and two bocce courts add to sporting social club activities. Residents must join the club to access the club's amenities.

Hammock Dunes Club is one of the finest Palm Coast golf communities in the area. With three mild seasons, fresh ocean breezes, and a remarkably low cost of living (Florida has no state income tax), Flagler’s Palm Coast is one of the best small beach towns. The unspoiled beaches are dog friendly. Nature preserves and the Intracoastal Waterway are what folks expect in the best retirement communities in Fl. You won't find heavy traffic, city noise or pollution. Local colleges and museums provide plenty of cultural experiences and live entertainment. Quality medical care is with 10 minutes of Hammock Dunes. The Daytona Beach Florida airport is the closest airport 30 minutes to the south. The nearest, best schools in the area are Matanzas High School, Indian Trails Middle School, Belle Terre Elementary, and Flagler Christian Academy a K-12 private school.

We're told Hammock Dunes is a financially strong, private club. It was awarded the Distinguished Emerald Club designation in 2013, an award given to only 38 private clubs in the US for outstanding quality, tradition and culture, amenities, governance, and quality of management and staff. This speaks volumes about the level of services provided to its members and makes it one of the best Palm Coast golf communities.

Property Owner Reviews

Hammock Dunes Club is no longer what it was when we bought over 20 years ago. They are now $3 million in debt buying up the developer membership in a bad economy and are now doing whatever they can to get members selling non-equity memberships outside of the community. Long term members are upset and trapped into an environment where nothing is selling... It is still a beautiful place but no longer has the harmony that made it so special.

Developer Credibility

ITT (International Telephone and Telegraph) originally owned 5 miles of oceanfront property in Palm Coast Florida. ITT developed Hammock Dunes Club in the early 1990's. ITT built the first condominiums at Hammock Dunes later followed by WCI Communities building newer oceanfront condominiums and carriage homes. WCI filed bankruptcy when the real estate market collapsed.

In 2009, WCI Communities emerged successfully from bankruptcy. Hammock Dunes has a combination of single family home neighborhoods and higher density condominium areas. Over twenty years later, after the first shovel hit the ground, Hammock Dunes appears financially strong and beautifully maintained.
