One of the most popular coastal retirement communities in North Carolina boasts over $100 million dollars of complete resort-style amenities; 81 holes of championship golf, a full service marina on the Intracoastal Waterway (ICW), and an oceanfront beach club on Oak Island. Established more than 20 years ago, St. James Plantation has become 'the place' to find new homes in Southport NC for many reasons. 

Buyers searching for Wilmington NC golf communities will find just about every possible amenity at St. James Plantation. There are four signature designed golf courses:

  • The Reserve Club, a Jack Nicklaus design  
  • The Founders Club, a P.B. Dye design
  • The Members Club, a Hale Irwin design
  • The Players Club, a Tim Cate design 

All four golf courses are Audubon Cooperative Sanctuary courses. The Reserve is the newest of the four clubhouses at St. James Plantation and it is the first LEED certified clubhouse built in Southeastern North Carolina. Each golf club is operated by Troon Golf. Property owners are not required to join the golf club. Members do have the option of paying for club amenites a la carte, if they join the club. The Signature Membership Deposit (80% refundable) is $30K with full golf or a Signature Membership Initiation Fees (non-refundable) is $15K.

Golf isn't the only amenity at St. James Plantation, one of the area's fastest growing coastal retirement communities. There are three tennis facilities on property and one more planned for the Seaside Club. There are approximately 300 active tennis club members. Health buffs also have three fitness centers to work out at. The Sports Center is the largest athletic center in the community, home to a full service spa, dry saunas, steam rooms, fitness classes, state of the art fitness equipment and staffed with 4 full time personal trainers. With a total of 4 indoor and outdoor swimming pools, residents have plenty relaxing places to read a book or splash around with your grandchildren. The swimming pools do not include the resort-style swimming pool at St. James Beach Club on Oak Island. The private beach club borders 14 miles of white sandy beaches. St. James Plantation's full service marina with 155 wet slips, 320 dry slips, fuel, a marketplace and patio grill are all within the gates of one of the top Wilmington NC golf communities. Wet boat slips and dry stacks are available for purchase and monthly dues are $111.67 per month.

When owning new homes in Southport NC at St. James Plantation, the lifestyle revolves around being outdoors. Fifteen miles of walking and bicycle trails weave through the neighborhoods. 1,500 acres have been protected as nature preserves. At Woodlands Park, the outdoor amphitheater is the social hub for concert series, picnics, sunset walks and simply throwing a frisbee to your dog. In fact, St. James Plantation didn't forget Fido and built a dog park for him too, one of two off leash designated dog park areas. Southport Elementary School, Southport Christian School, South Brunswick Middle School, South Brunswick High School and Roger Bacon Academy are the nearest best schools to St. James Plantation. Approximately 80% of the residents are retired Baby Boomers.

St. James Plantation homes for sale start under $300k and approximately 3,000 homes built to date of the 5,500 homes planned. There are a variety of home styles and themed neighborhoods to choose from. HarborWalk flats are walking distance to of the Intracoastal Waterway marina and Regency Lakes are 'smart' one story floor plans with wide open spaces priced from the $340k's. It is difficult to rate entire development. We purchased in Regency Lakes area and we have had much different issues than the other areas. We are a 'maintenance free' community and they don't quite have that concept down as of now.
