Situated on a penisular, this Tuscany-style golf resort in Georgia is surrounded by picturesque Lake Oconee, Georgia's 2nd largest lake. Ben Crenshaw and Bill Coore designed this links-style Lake Oconee golf course. The walkable golf course weaves through fragrant pine trees, tall natural grasses and rolling meadows. The challenging red clay bunkers are impressive intimidating even the best golfers. In 2007, Golfweek named Cuscowilla the #2 Best Residential Golf Course in America. This is one of many awards the golf course has been honored with. Cuscowilla also has a superb golf practice facility and the community is golf cart friendly.

One of the most attractive gated communities in Georgia spreads across 700 acres with 6.5 miles of shoreline on Lake Oconee. Amenities include a resort-style lakefront swimming pool, cozy Tuscany-style restaurant overlooking the lake, community boat docks, dog park, tennis courts and a sports center named Typhoon Tommy's where members can rent bikes, tennis gear and water toys. The Lake Village Pool is the community's second lakefront swimming pool located behind Typhoon Tommy's. The 14,000 square foot golf clubhouse designed by Frank Llyod Wright features a circular floorplan with floor to ceiling windows providing gorgeous views of the golf course. At the clubhouse, a restaurant, bar, pro-shop and fitness center. All of these luxuries and yet, the community is happily debt free.

550 homes are planned at the project's completion. Approximately, 275 Lake Oconee homes have been built to date. Homes options include Mountain Rustic-style golf cottages, Tuscany-style villas, condominiums and traditional single family homes. Luxury estate homes are available behind a second gated entrance. Over the years, Cuscowilla has gained recognition as a premier wedding destination and golf resort in Georgia because of its scenic beauty and Italian charm. Lake Oconee homes at Cuscowilla can be included in the community's master rental program. 

Cuscowilla is located 70 miles east of Atlanta, along the Antebellum Trails of Georgia. The Central Georgia moderate climate permits year round play on the Lake Oconee golf courses. Retiring Baby Boomers are drawn to this area because of the mild winter weather. Lake Oconee is highly regarded for excellent bass fishing and all types of boating activities. As the state of Georgia eliminates state income tax on retirement income up to $130,000 for joint filers, we see gated communities in Georgia gaining more attention from Baby Boomers.
