Our Western North Carolina research trip concluded in Hendersonville NC, home to several gated North Carolina mountain communities. Unfortunately, time didn’t allow for a stop at Bright’s Creek in Mill Spring. We’re told not much has changed as Bright’s Creek waits for a new investor to acquire their North Carolina golf community along the Green River.

CHAMPION HILLS - HENDERSONVILLE 

It was a pleasure to see the extreme makeover which has transformed the Champion Hills lodge-style clubhouse into an elegant masterpiece. The clubhouse already had timber framed vaulted ceilings, floor to ceiling windows and magnificent views of the golf course. New features at the clubhouse include a cozy lounge and bar area. There were six homes under construction and we’re told two more are waiting for architectural approval. According to the MLS, there have been 19 closed sales in 2012. 17 sales were single family homes and 2 lots sold. The average sold home price is $618,352 and the sold lots average out at $153,750.

Champion Hills NC is a golf cart friendly community, important to aging Baby Boomer’s who want to zoom around their neighborhood in a more playful way. Families with young children will find Champion Hills is located in an excellent school district. In fact, Tom Fazio’s kids graduated from Hendersonville High School, the Champion Hills Signature golf course designer. Champion Hills also prides itself on its well maintained hiking trails which zig zag through this gated North Carolina mountain community. KENMURE COUNTRY CLUB - FLAT ROCK

Kenmure Country Club looked as beautiful as ever during our visit, Community Finder's 2012 Bliss Award winner for Best Mountain Community of the Year. After we passed through the gated entrance, we were pleased to see the meticulously maintained Kenmure Mansion Clubhouse dating back to the 1850’s perched up on the hill overlooking the golf course. As always, the mansion looks like a scene from a home decorating magazine accented by luscious red geraniums contrasting against the white Antebellum columns. Kenmure’s golf course is a walkable golf course weaving through the valley. Property owners are not required to join the private club although club membership is one of the best ways to make new friends, if you’re new to the area. Kenmure’s location is very appealing, located less than 2 miles from downtown Flat Rock where you’ll find excellent restaurants and the Flat Rock Playhouse.

What’s new at Kenmure? Club membership has reached 60% of its membership goal. There are 233 full golf members, 152 sports members and 96 social club members. For a gated North Carolina mountain community with approximately 700 homes built, this is a speaks volumes about the level of satisfaction from club members after 20 years of operation. Sales continue to be strong with 33 sales to date as of October. 31 sales were single family homes and 2 were lot sales. The average home sold price is $407,645 and the average sold lot price is $152,000. CUMMINGS COVE GOLF & COUNTRY CLUB - HENDERSONVILLE 

We were unhappy to learn about a lawsuit filed by Cummings Cove property owners against the club and developer for demanding mandatory club membership. The Cummings Cove Golf & Country Club are owned by the developer. Early on during development, the real estate developer did not require club membership when people purchased property at this gated North Carolina mountain community. In March 2012, the developer changed the Covenants requiring membership, we believe for possibly two reasons:

  • Is the club running in the red? It’s not uncommon these days for golf clubs to be underfunded.
  • Is the developer seeking to monetize the clubhouse renovation?

The Cummings Cove golf course was renovated in 2006 earning it an award for ‘Best Renovation of the Year’. In 2008, Cummings Cove opened its new Sports Complex which includes a fitness center, heated outdoor swimming pool, hot tub and two Hydro tennis courts. To us, the Cummings Cove golf clubhouse is next in line for a facelift. Now that the Cummings Cove lawsuit is public knowledge, we wonder how it will effect future sales. According to the MLS, there have been 25 closed sales through October, 22 single family homes and 3 lots. The average sold home price is $282,201 and average sold lot price $85,500. This lawsuit has dropped our score for Cummings Cove from 77 to 73.
