Market Report - Beaufort South Carolina
Closed sales are not the bright spot they once were, but prices indicate that sales declines are not due to a lack of demand in the coastal retirement communities. The need for more Beaufort SC waterfront homes for sale and starter homes continues. Driving around Beaufort and the Sea Islands, one can observe local contractors hearing the call to build cottage homes.
Here’s more good news. For the 12-month period spanning September 2015 through August 2016, pending sales in the Beaufort region were up 9.3 percent overall. The price range with the largest gain in sales was the $300,001 and above range, where they increased 32.4 percent!
The overall median sales price had a lucky gain of 7.7 percent to $182,000. The property type with the largest price gain was the condo market segment, where prices increased 12.7 percent to $117,750. The price range that tended to sell the quickest was the $150,001 to $200,000 range at 74 days; the price range that tended to sell the slowest was the $300,001 and above range in more than double the timeframe.
Market-wide, inventory levels (homes for sale) were down 0.7 percent. The property type that gained the most inventory was the single family segment, where it increased 1.2 percent. That amounts to 5.6 months’ supply for single family homes and 8.1 months’ supply for condos in the coastal retirement communities.
Markets like Fripp Island and Harbor Island are niche South Carolina beach communities with sluggish sales which makes a perfect buying opportunity for you.
