In 2016, Georgia is poised to become the lowest cost of living state in the Southeast for retirement. In 2012, Georgia begins phasing out all state income tax on retirement income. Retirement income below $130,000 for joint filers and $65,000 for individuals will be state income tax free by 2016. Georgia residents have another tax benefit called Property Assessment Freeze. This freezes the assessed value of your home at the time of permanent residence limiting your real estate taxes. Real estate taxes in northern Georgia are already low.

If you'd prefer warmer weather and like to see red, southeast of Dahlonega is Athens Georgia is home to the University of Georgia Bulldogs. To us, the best college town of Athens is one of the hippest musically infused towns in the Southeast and is consistently named on the list of Best Cities to Retire in Georgia. During football season, it is hard not to see red where ever you are in Athens because red is the Georgia Bulldogs team color. Athens Georgia is below the Snow Belt making it ideal for year round golf course living at The Georgia Club in Athens. Or if Georgia lake communities better suit you, it's hard to beat Reynolds Plantation on Lake Oconee.
Atlanta is only about an hour west of Athens and is where you can find world class medical care, important to retirees. Getting away from the big cities and breathing in the mountain air of Georgia will immediately transform you.
