"If you are looking to join card/game playing groups or the golf club, there are many opportunities to do so. The golf course is ok, but being open to the public, lots of poor players on it when not league time. However... buyer beware...if you purchase an existing home, no extra fee is required. If building, it is not the same experience or cost ! The owners dictate builders [only 3 allowed] and then take 7% of the total contract on building a new home. If you plan to build, be sure to buy the land separately and not roll it into the cost of of the structure. It is not legal to then charge the % on the house alone. Be sure to investigate before proceeding. Hope this helps in your process of finding a new home."

"Very friendly and affordable- Over 85% year round residency with many social groups to keep you busy doing lots of fun things. Developers have gotten a bad wrap from a few property owners several years ago when separating the dues structure so you only have to pay for the basic amenities and the rest are options making it a very affordable place to live for both golf members and non-golfing residents. That riff has long been settled. Rated as a USA Top 50 Master Planned Community by "Where to Retire Magazine" The only community of its kind in North Carolina on that list. - Very financially stable and never a special assessment in its 30+ year history."

The views and proximity to Hendersonville, AVL airport, Brevard Music Center, DuPont Falls and many other attractions including Asheville is great. "My husband and I recently purchased a home here in 2015. There is a strong sense of community and friendliness that I have never seen. We quickly felt at home.It is beautiful and nicely kept.The yard crews are always busily working. In the winter our roads were plowed immediately once it snowed. The HOA dues are low and extremely reasonable. I think they are low compared to where we almost purchased a home. I don't understand all the complaints. I am also not able to make a judgement about the developer."

"Cummings Cove is a special place. My wife and I are currently part-timers - we bought a property and plan to move here when we retire in a few years. People in the community are very friendly. Its hard to take a walk around the community without getting to meet new folks or have a brief chat. The amenities (fitness center, pool, tennis/pickle ball courts) are well maintained. There is a new fenced dog area. The course was lengthened a few years ago and is generally well maintained. The clubhouse has a new restauranteur. There are a number of social clubs (reading, mahjong, bridge, wine, etc.) that meet on a regular basis. In general if there is enough interest, a group will develop. As a gated community it is golf cart "friendly". Most folks use their carts to travel within the community. As indicated in the above piece, the community is not far from the town of Hendersonville. A quaint town (concerts on the weekends in the summer, Apple Festival), with good restaurants, lots of second-hand/antique shops, and normal shopping. The Pisgah Forest and Blue Ridge Parkway are close as is the Flat Rock playhouse. There has been some recent turmoil over imposition of a social membership fee that had been waived for some residents when they bought their property. This is the source of the negative comments that you will see here. We are happy to pay the fee (in general the community fees are very reasonable for what you get) and I don't understand why a compromise can't be worked out. "
