In 1998, twenty years after the project started, Fairfield Glade had a deadline to complete the sewer, power and provide streets to the neighborhoods. Property owners complained they were not able to build their homes without this basic infrastructure. In 2007, Fairfield Glade settled with the Department of Housing and Urban Development for $2.5 million plus $500k in fines as damages for not completing the infrastructure on time. Buyers who purchased land at Fairfield Glade between May 1973 and November 1975 may have been eligible for reimbursement from these damages.

Developed in the 1970's, we noticed a mixture of new and older club amenities at Fairfield Glade. For example, the golf clubhouses seem dated while the CMC Wellness Center and Recreation Center are brand new and state of the art. A new 30,000 square foot medical center broke ground in late 2012 adding to the medical facilities in the neighborhood.

We questioned if the Homeowners Association has adequately reserved funds for renovating and remodeling the club amenities. Financial information has been provided showing $3.2M in reserves. We were also informed roads have been provided to all buildable lots.

Fairfield Glade Community Club property owners now own Fairfield Glade with the exception of the CMC Wellness Center which is owned by Cumberland Medical Center.
